The Project

 

The Vistula Corporate Campus represents one of Warsaw's most ambitious commercial real estate developments of the decade - twin 22-story towers spanning 86,000 m² of Grade-A office space, connected by a 4-story retail and hospitality podium. Positioned on the Vistula riverfront, the project demanded a fenestration solution that could deliver the visual drama of a near-fully-glazed façade while meeting Poland's strict energy efficiency codes and the client's equally stringent security requirements.

 

SGL was selected through a competitive tender process over four European and two Asian manufacturers. The selection criteria weighted three factors equally: technical certification compliance (EN 1627, EN 1279 thermal), supply chain reliability across an 18-month delivery schedule, and post-installation technical support capability in the European market.

Client Challenges

 

Challenge 1: Thermal Compliance Under Polish Energy Regulations

Poland's WT 2021 (Warunki Techniczne 2021) regulations set maximum Uw values of 1.1 W/m²K for windows in commercial buildings and 1.3 W/m²K for curtain walls. With 72% glazed façades on the tower elevations, achieving these values required a thermally broken aluminum system capable of consistent factory-controlled U-value performance at scale.

Initial architectural specifications called for a floor-to-ceiling vision height of 2.85m per floor - requiring unitized curtain wall modules spanning full story heights with minimal visible sightlines.

 

Challenge 2: Security Specification for High-Profile Tenant Requirements

The development's anchor tenant - a multinational financial services corporation occupying floors 8–16 - specified EN 1627 RC3 minimum for all core access doors, with RC4 required for two dedicated server room and vault access points. Traditional commercial aluminum door systems could not meet RC3 at the required aperture sizes (900×2100mm double-leaf configurations).

 

Challenge 3: 18-Month Delivery Window with Zero Schedule Delay Tolerance

The development timeline was tied to a pre-agreed tenant occupation date carrying substantial financial penalties for delay. SGL was required to deliver in 14 batches over 18 months, synchronized with each floor's construction completion - meaning no batch could arrive early (limited on-site storage) or late (construction halt implications).

 

Challenge 4: Coastal-Equivalent Corrosion Environment

Warsaw's location in an industrial belt, combined with the project's proximity to river moisture and winter road salting, required corrosion performance equivalent to Category C4 (ISO 12944) - the classification typically applied to coastal industrial environments.

The Vistula Corporate Campus achieved BREEAM Excellent at practical completion - the highest BREEAM rating awarded to a commercial development in Poland in 2025.
